This led to a rapid deflation of the Sarasota Real Estate market with pricing and sales being negatively affected. By 2007 Sarasota homes and condos could be had for a fraction of the prices of 2005. Most hard hit were the newer communities built after 2000. These communities experienced much of the hyper active market and suffered tremendously after the decline.

By 2010 prices have continued to drop, although sales have increased. Many people say the Tax Credit incentives allowed the market to create a false bottom. Now that the tax credit is over, Sarasota Real Estate has seen a drop in unit sales of about 30%. This was expected since the credit was expiring, so the next few months will be important to see how the real estate market in Sarasota responds. The downturn in the market has created great opportunities with some buyers picking up properties at cents on the dollar. More and more people believe that this type of pricing may never again be seen in our lifetime.
